i’m working on a condo/apartment building of 42 units. It has a 4,000 sq ft ground floor consisting of a retail space, lobby, laundry, elevator, stairs, mechanical, and parking space. The residential units are on 4 floors above that and a portion of the parking.
Emial from condo guy:
we need to add a 10x10 storage unit for each unit on the ground floor.
lets do some math: 10x10x42 equals 4200 sq ft.

If it makes you feel better, I spent all of yesterday detailing a project that was canceled this morning. So, yeah.

Step 1. Build a TARDIS.

I once was working on a claim only to find out we had lost the client 4 months ago.
Why did nobody tell me!!!!

This is why STEM is important, kids.

been there, done that, didnt like it.

Plus at least 10% more than that for interior walls, mechanical, etc.
D’oh!

It’s shitty, that’s for sure. Good opportunity to raise the issue of interdepartmental communication with management though.

Easy: just add an addition to the gro und floor. There’s room for that, right?
![]() 06/27/2018 at 14:35 |
|
4200 sq ft also is if you just stack them back to back. the hallways it needs is adding a ton of room. I’ve cut them down to about 4'x4'and he doesn;t like how much room it takes from the retail. well wtf
![]() 06/27/2018 at 14:36 |
|
i can add about 2' to the back of the building before we start cutting into the parking.

10'H x 10'W x 1'D. Done.

Ask him why he needs a storage unit for each condo?
1. Tell him he does not need any storage units.
2. Tell him he only needs storage units for 1/3 of the units because they are optional extras for the condo buyers or retail space renters.

you don’t gotta maths good when you can pay someone to do it for you.
![]() 06/27/2018 at 15:01 |

Sounds like you need a basement and a freight elevator, and to convince the customer that people should pay a premium for 100SF of storage space and only 20 units are “exclusive” enough to have an on-site storage facility in the same building.

Ya, all ya gotta do is get that demo tape in to the right hands, and it’s smooth sailing...

Wh at exactly is a mechanical parking space?
What city is this apartment building going to be in?

I just worked on an office to condo conversion with 224 units. Each floor had 9, 000 sqft of residential storage. Seems like plenty to me - about 375 sqft per unit.... That is half the size of the smaller units. Over the 10 residential floors that is 90,000 sq ft of storage. We tried to explain it was atypical, but nobody wants to listen.

hull, nantasket beach
mechanical parking space it when you forget the comma between mechanical and parking.
![]() 06/27/2018 at 15:19 |
|
yea thats a lot of extra space.
![]() 06/27/2018 at 15:19 |

some of the smaller units are about 400 sq ft so storage is scarce
![]() 06/27/2018 at 15:20 |

we’re in a flood zone so no basement allowed.

Just Flex-Seal the foundation. And the doors. And the windows.
![]() 06/27/2018 at 15:31 |

there is a method kinda like that that is allowed in some situation but this is across from a beach so its a no-go
![]() 06/27/2018 at 15:37 |

Gotcha. I was thinking it was some sort of parking that involved lifts or something. I got excited.
Nantasket, eh? Faaaa-aaancy. Even so, I'm surprised they want 10×10 storage for each unit. Why can't they have storage built into the unit itself?
![]() 06/27/2018 at 15:45 |

Are you floor restricted or height restricted?
You could try to make the ground floor higher and make the
volume
of the storage units larger while also making their
footprint smaller. It depends how advanced you are in the development stage, but if it’s early on, you could totally pull it off.
![]() 06/27/2018 at 15:48 |

That is quite small, and 4x4 is already a closet a little wider than a door. Realistically not all 42 units would use the storage units. I think 16
storage units and a covered bike rack area would work good both functionally and as selling points.
![]() 06/27/2018 at 16:02 |
|
some of the units are small, 390 sq ft. t he developer has a similar building and the people are always looking for more storage.
we actually had intended on lifts for another project so we could double up on each parking spot but the city said hell no. They are probably right. the average idiot should not be lifting a car in the air and driving under it.
![]() 06/27/2018 at 16:05 |
|
yep we’re height limited. W e’re already going to have to fight the floor structure. we only have 6" overall to spare.
![]() 06/27/2018 at 16:06 |
|
i guess the storage really is in high demand. he wants a doo r directly to the outside so if there are any extra storage closets he could rent the to some people in the building he owns next door.
![]() 06/27/2018 at 16:09 |
|
Yeah, I feel you, we have a client that wants to make the underground parking lot 5ft deeper (to have elevated parking spots) without increasing the projects budget because it’s “just a deeper hole”
Right, tell that to water!

390 square feet! That's insanely small. My bedroom is nearly that big. Jeez
